What drives the cost
Site complexity — a flat, rectangular block with no overlays is straightforward. A steep site with easements, setback issues, or heritage considerations takes more time to get right.
Project scope — a single-storey extension is a different job to a two-storey new home. More rooms, more levels, more detail = more documentation.
Approval pathway — some projects need a full Development Application with neighbour notification. Others qualify for a faster exempt or merit track. We'll tell you which applies to yours.
Level of finish — a basic construction set gets you to building approval. A fully detailed interior package with joinery, lighting, and finishes adds another layer.
Typical ranges
For most residential projects in Canberra, design fees fall between 3% and 8% of the construction cost. A straightforward new home on a simple site sits at the lower end. A complex renovation or multi-unit project trends higher.
